If you’re considering a career in professional valuation services, your journey should begin with Basic Appraisal Principles. This eight-session course will introduce you to real property concepts and characteristics, legal considerations, influences on real estate values, types of value, economic principles, real estate markets and analysis, highest and best use, and ethical considerations. The course should provide a solid foundation in basic appraisal principles no matter what appraisal specialty you pursue.
- Recognize the components of ethical and competent appraisal practice.
- Know the distinctive differences among land, real property, real estate, and personal property.
- Identify the three major land description systems.
- Distinguish the major components that appear in all definitions of market value.
- Understand the definitions of the economic principles of change, anticipation, supply and demand, competition, substitution, balance, externalities, and highest and best use.
- Solve basic real estate math problems in fractions, decimals, and percentages as well as mean, median, and mode.
- Use a financial calculator to perform mortgage calculations and to solve problems in simple and compound interest.
- Recognize the definitions of appraisal practice, valuation services, appraisal review, and other key terms.
- Identify the basic components in the appraiser’s scope of work decision.

- Never attended an Appraisal Institute Offering or not yet updated your password / log-in since October 1, 2019 – follow these simple steps before registering.
- Those seeking credit from states outside of California are strongly encouraged to check directly with their state licensing board(s) to confirm that the specific state(s) will (1) accept synchronous education, (2) accepts education from an out-of-state provider and/or (3) offers reciprocal credit if the offering is approved by the CA BREA.
- In many states this BE/QE offering qualifies for either initial qualifying BE/QE or renewal CE (view approvals)
- This synchronous course is approved for 150 points (attend only) or 200 points of Appraisal Institute CEC (with successful completion of the exam) and 28-hours of California BREA CEC (20CP754601422) or 30-hours of California BREA initial BE/QE CEC (20CP754601422) with successful completion of the exam.
- Instruction will be held via Interactive Technology (ZOOM) and is based on the “live” classroom version that falls under the requirements for synchronous education
- It is the student’s responsibility to have the required equipment – dependable Internet access, computer, webcam and microphone, agrees that attendance will be monitored and to forward their Photo ID/ Driver’s License to the Chapter Office upon completing your online registration.
