Claudia B. Carleton Legacy in Leadership Award

Each year, the Northern California Chapter proudly presents the Claudia B. Carleton Legacy in Leadership Award to a female chapter member for outstanding leadership, accomplishment and / or support of the Northern California Chapter and the Appraisal Institute.

It is given in recognition of Claudia B. Carleton, MAI, who throughout her career was an inspirational and committed Appraisal Institute volunteer on the chapter, regional and national levels.

Angela Hernandez is like an energizer bunny!  Need a volunteer?  Angela is your go to.  Need someone with a “can do” attitude?  Yep, it’s Angela.

The last few years have been busy for Angela.  She earned her MAI designation in 2022 and her AI-GRS in February 2024.

This past Spring, Angela was a first-time delegate at LDAC in Washington, DC where she was part of a California contingent that met with representative Mike Thompson (CA – 4th District) who agreed to co-sponsor our bill H.R. 2771, the Portal for Appraisal Licensing Act (“PAL Act”) to create a single web-based platform for licensing application and renewal across all states.

In September of 2023, Angela served as the Co-Chair of our 2023 Lake Tahoe Conference.  She was the quarterback, drum major and cheerleader that kept the committee on task.

2022 Claudia B. Carleton Recipient
Kathleen Fahey Poulton, SRA, AI-RRS

Kathleen currently serves as the Senior Director, Deputy Chief Appraiser (Residential), Fremont Bank.  She is a Certified General Appraiser.

She earned her SRA designation from the Appraisal Institute in 2014 and was one of the first members in our chapter to receive her AI-RRS, review designation.

Under her leadership, the chapter was one of the first and most successful chapters in the nation to pivot to virtual (ZOOM) education. Kathleen has served as an active member on the Fall Conference Committee, our Residential Symposium and the Joint REAA Northern California Residential Conference for the better part of the last 10 years – often serving as a moderator or speaker.  She has a knack for reaching out and tapping “in-the-know” professionals that can help guide and inform other residential appraisers. While in her capacity as Education Chair, she also served on the Northern California Chapter’s Board of Directors.
